No one can sign any legal document on behalf a deceased person.
Only the Probate Court can transfer a Deed for the deceased to the appropriate party (as indicated by Last Will or state law).
After that initial transfer occurs, the named property owner can sign a revised Quitclaim Deed to make any subsequent ownership transfers.
