A Warranty Deed serves to transfer property and contains certain “warranties” (or promises) made by the seller or grantor concerning the condition of the title to the real property.

A Quitclaim Deed serves to transfer property but does NOT contain any “warranties” (or promises) by the seller or grantor concerning the condition of the title to the real property.
